01SPV Formation

Each opportunity is structured through a dedicated Special Purpose Vehicle (SPV), providing investors with a clear, ring-fenced legal structure. This ensures transparency, asset backing, and defined rights from day one.

We identify off-market land and development sites with strong planning fundamentals and clear value-creation potential. Each site undergoes detailed due diligence covering title, planning policy, market demand, and exit viability before progressing.

We manage the full planning strategy from pre-application engagement through to submission and determination. Working with experienced planning consultants, architects and technical consultants , we optimise scheme design to maximise site value while aligning with local policy and market demand. Risk is carefully managed through feasibility studies, stakeholder consultation, and clear planning milestones.

Once the structure and planning strategy are defined, we open the opportunity to investors through the dedicated SPV. Capital is raised against a clearly articulated business plan, with defined timelines, use of funds, and projected returns. Investors benefit from full transparency, structured reporting, and a disciplined deployment strategy focused on capital preservation and value creation.

Following planning approval and execution of the agreed strategy, we move to realise value through sale, refinance, or development exit, depending on the project model. Proceeds are distributed in line with the agreed waterfall structure, ensuring alignment between sponsor and investors. Each project concludes with a clear exit strategy and full performance reporting.
